Crooked. They will raise your rates every 4-6 months, especially if they are aware you can afford to pay late fees (i.e., if you're rent is $100 they will increase the rent to 100 + 41 late fee and that will be your new rate). Do yourself a favor and either toss what you don't need or pay a relative/friend a flat rate for safeguarding. They are absolutely crooked.

The manger Mike at the public storage location 4305 W 86th St, Indianapolis, IN 46268, is the most down to earth, caring and helpful employee I’ve ever encountered, since my mother (Cynthia) has had her three storage units for several years. Whenever my mother had financial setbacks, Mike made sure she did not lose either one of her units. He always answered our questions/concerns and never once made me or my mother feel uncomfortable. He is always polite and generous. If I could rate him more than five stars I definitely would. You don’t find too many people with good communication/customer skills, but Mike is one of a kind. My profession foundation is based upon these type of client relationships, so I know first hand. Thank you Mike for everything and you deserve a promotion!

I spoke to him about a week ago and I had questions about the price change in my storage and he was able to answer them effectively as well as even help reduce the price. I really enjoy this specific Public Storage location. I have never had any issues here.
Update: As a 73 yr old senior on a very limited budget, I was very pleased the Public Storage staff members reached out to me immediately regarding my issue with this huge increase for rent based on my small social security check. They have taken action that has changed my rating from a one to a 5 at this time.
I only had my unit for 5 months and they raised my monthly rent from $160 to $201 and they charge an additional $15 for insurance . 😑

I moved into PS and immediately found out they lied to me about the circumstances involving the lock, the MGR was very nice and issued a credit. Then within 2 or 3 days of rental I received 18 correspondents from them between email and text and they refuse to stop sending them because it was paperless and they said I agreed and couldn't stop them, no the unsubscribe option did not work on any of them. After that they began sending the emails in duplicate. After 11 days I vacated the property as the walls in the storage have a 3 foot gap between the top and ceiling that is a huge security risk to me as I've been robbed in a storage like this and no the insurance they force on you won't pay unless they rip the wall down to get in. Furthermore, after vacating the property and receiving confirmation from the MGR, PS turned around and sent me a bill for the next month (roughly 20 days away) and yet another chance to win $500 from PS. Complaint has been filed with the BBB. I do want to add the MGR was very nice and great to work with, however receiving a bill after I received a $0 balance from him was too much after being lied to, marketed to heck and treated very rudely for asking the emails stop. In the 11 days I was there I received roughly 28 different correspondents and lots of chances to win $500. Unbelievable

Terrible facility it's all automated if you have any issues you have to call corporate and it takes weeks to get a response.
Do not rent here. Terrible customer service. My property was damaged at this facility and the refuse to accept responsibility. My trailer was damaged while parked and they will not give me access to the incident report. And when I call the district manager refuses to return my calls. I've left several messages. All they do is send me emails about upcoming payments and no other correspondence from this place. Do not rent here if you care about customer service.

I would strongly recommend getting a unit at the 86th location. Mike was super easy to work with. He is always there for me by phone or just helping out with questions.

I am a customer currently of this 86st location. I called the office and left a voicemail message asking for the property manager to return my call. In less than 30 min I received a call from Mike who went over and above in providing exceptional customer support and service. Good customer service is rare these days but Mike was a breath of fresh air. He answered my questions and took it upon himself to do an overview of my account. His service and willingness to go above and beyond made me a very happy customer. Thank you, Mike!

This is hands down the best Public Storage around. My boyfriend and I were helped by Mike, and I am beyond impressed. He’s polite, professional, knowledgeable, definitely on your side and does what he can to work with you. Two other customers came in, and he was just as friendly with them. The smile never left his face while he took the time to interact with different customers and made sure that everyone was happy. Mike genuinely cares, and I feel like that’s rare these days.
